Hang, tape, and finish on partition walls, demising walls, rated corridors, hard-lid ceilings, gypsum soffits, bulkheads, chase walls, and column wraps. We install standard, mold-resistant, abuse-resistant, and Type X fire-rated board per the wall type schedule, and we hit Level 4 or Level 5 finishes where the spec calls for it. Layout is coordinated with the framing, MEP, and finish trades so openings, blocking, and control joints land where they should.

Drywall Repair and Patching

Targeted drywall repair for active commercial spaces, tenant turnovers, and warranty punch work. We cut clean patches around MEP cutouts left by other trades, repair impact damage in high-traffic corridors, and re-skim walls so the new and old finish read as one surface. Tile-only scopes for property managers and GCs who need to refresh existing suspended ceilings without rebuilding the grid. We swap stained, sagging, or out-of-date tile for new acoustic, vinyl-faced, or high-NRC product, match patterns across rooms, and dispose of the old tile under your job site rules. Post-Water-Damage Drywall and Ceiling Rebuild

Framex coordinates with the mitigation company and the insurance adjuster, scopes the rebuild against what was actually removed, and runs the framing, drywall, ACT, and finish work back to original condition. A 35,000 square foot multi-tenant office buildout in Jersey City moved from rough framing to taped and sanded in just under five weeks with two drywall crews and a dedicated ACT crew running behind them, finishing in time for the landlord's coordinated tenant turnover. A medical office in Newark needed Level 5 finish in clinical zones, rated corridor partitions, and a quiet, dust-controlled phasing plan because half the suite stayed open during construction. What finish levels do you provide on commercial drywall?

​

We finish to Levels 1 through 5 per the architectural spec. Most commercial buildouts land at Level 4 for typical walls and Level 5 in critical light or high-end retail and clinical spaces. Finish level is confirmed on the pre-construction walk so there is no ambiguity at paint inspection.

What ACT grid systems and tile types do you install?

​

Standard 15/16 inch and narrow 9/16 inch grid in white and color-matched finishes. Tile options include standard mineral fiber, high-NRC acoustic, vinyl-faced scrubbable tile for healthcare and food service, and tegular and square-lay-in profiles. We work to the manufacturer the spec calls out, including Armstrong, USG, CertainTeed, and Rockfon.

Can you do drywall repair and ceiling tile replacement in occupied spaces?

Yes. We phase repair and tile replacement scopes around business hours, set dust barriers, protect floors and contents, and turn rooms over clean the next morning. Common on tenant turnovers, medical suite refreshes, and property management punch work.
