What Restoration Pros Get From Framex After Mitigation

Mitigation crews dry the structure. Framex Builder puts it back together. When water damage hits a property, the first 72 hours belong to companies like BluSky, SERVPRO, ServiceMaster, and EZ Mitigation. They extract the water, set the air movers, and document the loss. Once moisture readings come back in spec and the dry-out is signed off, the job is only half done. Framex steps in as the post mitigation repair contractor to rebuild what was removed and return the property to pre-loss condition or better.

We are the reconstruction half of the restoration equation. General contractors, property managers, mitigation companies, and public adjusters bring us in when they need a build-back partner who shows up on time, scopes the work tightly, communicates with carriers, and finishes clean.

Who We Work With

General Contractors

Managing multi-trade losses and need a reliable framing, drywall, and finish sub on the rebuild side. We integrate into your schedule, your submittal log, and your CM's reporting cadence.

Property Managers

Multifamily, hospitality, senior living, and commercial portfolios that need a single point of accountability for the rebuild phase. One PM, one foreman, one schedule.

Mitigation Companies

BluSky, SERVPRO, ServiceMaster, EZ Mitigation, and regional operators who do not self-perform reconstruction or want to hand it off cleanly. We are the natural step-2 partner so you can stay focused on the dry-out side of the business.

Public Adjusters

Representing policyholders who need a reconstruction contractor that produces accurate Xactimate scopes and defends them through the negotiation. We write scopes that hold up at the table.

Scope of Work: Water Damage Reconstruction From Studs to Final Punch

As a water damage reconstruction contractor, our scope picks up the moment mitigation ends. Self-performed crews cover the full rebuild.

Framing and Structural Repair

Stud replacement, joist sistering, subfloor demo and rebuild, and structural decking on losses where the dry-out exposed compromised lumber. Light gauge steel framing self-performed when the assembly calls for it.

Drywall and Insulation

Hang, tape, float, texture-match, and prime. Level 4 and Level 5 finishes, knockdown, orange peel, smooth, and skip trowel. Insulation replacement to original R-value or current code, whichever the scope requires.

Acoustical Ceiling Tile (ACT) Systems

Grid repair, tile replacement, and full ACT rebuilds for offices, schools, healthcare, and commercial spaces. We stock common Armstrong and USG profiles to compress timelines.

Finish Work

Trim, base, casing, crown, doors, hardware, cabinetry reset, countertop coordination, paint, and flooring. We coordinate with your flooring vendor or bring our own. Punch list discipline is the difference between a closed file and a callback.

MEP Coordination

We do not self-perform electrical, plumbing, or HVAC, but we manage the trades, sequence them correctly, and keep the schedule honest.

24/7 Response

Water losses do not wait for business hours. Our intake line is staffed around the clock. When a mitigation lead or property manager calls Framex after a Friday night pipe burst, we are on site for a scope walk within 24 hours, often the same day. Emergency board-up, temporary repairs, and protective coverings are available when the situation calls for it. Crews are deployable across our Northern New Jersey service area with a standing schedule that prioritizes active losses ahead of new construction work.

Insurance Restoration Contractor: We Speak Carrier

Most reconstruction headaches are not about the build. They are about the paperwork. Framex operates as an insurance restoration contractor with the documentation rigor carriers expect.

That means Xactimate scopes you can hand to an adjuster without rework, photo documentation at every phase, daily logs, signed change orders for any supplement, and direct lines of communication with the carrier, the public adjuster, and the property owner. We are comfortable defending our line items, justifying supplements with field photos, and pushing back when an underwriter wants to cut a code-required line.

We work with most major carriers and TPAs. Our payment terms are flexible for restoration partners: bill the policy, bill the GC, or bill the PA directly depending on the deal structure.

How a Framex Build-Back Runs

A typical post-mitigation project moves through five stages.

1. Scope Walk

We meet your mitigation tech, GC, or property manager on site, review the dry-out documentation, and write a reconstruction scope tied to the loss.

2. Estimate

You receive an Xactimate-formatted estimate within 24 to 48 hours of the walk, ready to submit to the carrier or compare to the adjuster's number.

3. Mobilization

Once approval lands, we mobilize within 48 hours for residential losses and within five business days for larger commercial rebuilds.

4. Execution

Daily progress photos, schedule updates, and a single project manager who answers the phone. No mystery about where the job stands.

5. Closeout

Final walk, punch list, signed completion documents, and warranty paperwork. We do not invoice the final draw until you have signed off.

Post-Damage Reconstruction FAQ

Do you self-perform or sub the work?

We self-perform framing, drywall, ACT, paint, and trim. Flooring, MEP, and specialty trades are subbed to vetted partners we have run jobs with for years.

What is your typical response time after a mitigation handoff?

On site for a scope walk within 24 hours. Estimate back within 48. Mobilized within 48 hours of approval on residential losses, five business days on larger commercial.

Can you handle multifamily and commercial losses?

Yes. We are sized for losses from single-family residential up through mid-size commercial and multifamily. Larger CAT-level losses are handled through our project management division.

Do you carry the insurance our partners require?

General liability, workers comp, and umbrella coverage are in place at the limits most carriers and property managers require. COIs with additional-insured endorsements and waiver of subrogation language are available on request, usually same day.

Will you bill the carrier directly?

Yes, when the deal structure supports it. We also bill GCs, PAs, and property owners. Flexible payment terms are part of being a restoration partner.

Which mitigation companies do you partner with?

We work as the build-back step for BluSky, SERVPRO, ServiceMaster, EZ Mitigation, and regional mitigation operators across Northern New Jersey. If you run mitigation and need a reliable reconstruction handoff, call us.
