Interior Steel Stud Framing

Demising walls, partition layouts, soffits, bulkheads, and chase walls in 25 gauge through 16 gauge light gauge steel. We frame to the architectural plan, hold tolerances for finish trades, and coordinate openings for doors, glazing, and millwork. Track and stud placement is laid out so drywall, electrical, and mechanical can run without conflict.

Load-Bearing Light Gauge Steel Framing

Structural cold-formed steel framing for low-rise commercial and mixed-use buildings up to four stories. Bearing walls, floor joists, roof trusses, and exterior wall panels framed to the project's structural drawings. Connections, bridging, and bracing per spec, with documentation handed to the engineer of record.

Exterior Wall and Curtain Wall Framing

Cold-formed steel back-up framing for brick veneer, EIFS, metal panel, and rainscreen façades. We coordinate with the envelope sub on flashing, sheathing, and air-barrier sequencing. Window and louver openings framed to manufacturer rough-opening specs so glazing and trim install clean.

Ceiling and Soffit Framing

Suspended drywall ceilings, hard lids, gypsum soffits, and bulkheads in light gauge steel. We frame around HVAC trunks, sprinkler mains, and lighting layouts, working off the reflected ceiling plan and MEP shop drawings. Clean transitions to ACT grid where the design calls for it.

What gauge of steel stud framing do you install?

We install 25 gauge through 16 gauge light gauge steel for interior partitions, soffits, and ceiling work, and we run cold-formed structural members in heavier gauges for load-bearing and exterior wall scopes. Gauge selection follows the structural and architectural specs.

Do you self-perform metal framing or subcontract it?

All metal framing is self-performed by Framex crews. We don't sub the scope, which is why GCs get one point of accountability from layout to punch list.

Can you provide a Certificate of Insurance with our project specifics?

Yes. We issue COIs with additional-insured endorsements, waiver of subrogation, and the project address and job number filled in. Most come back same day from our broker.

How fast can you mobilize on a commercial project?

Typical mobilization is one to two weeks from contract execution, faster if a job is already in our pipeline window. Larger scopes get pre-construction coordination time built into the schedule so layout, material delivery, and crew sizing are dialed in before we step on site.

Do you handle shop drawings and submittals?

Yes. We coordinate shop drawings for load-bearing and cold-formed scopes through our engineering partner, and we manage standard submittals such as product data, fastener schedules, and fire-rated assembly references on your CM's submittal log.
